Top 5 CRMs for Real Estate Agents in India (2026)

Real estate has a CRM problem that most CRM lists ignore: speed beats everything.

A property enquiry that sits for two hours is usually gone. The buyer messaged four agents from 99acres at 9pm, and the one who replied first is showing them a flat on Saturday. Your feature list does not matter. Your response time does.

We build a CRM and implement Zoho, Kylas and Privyr for clients, several in property. Here is the honest list.

Quick answer

  • Best overall for Indian real estate: Zoho CRM — 99acres integration, RERA Blueprint, property inventory
  • Best for high lead volume: LeadSquared — built for BFSI and real estate velocity
  • Best for growing brokerages: Kylas — ₹12,999/month flat, unlimited agents
  • Best for solo agents on the road: Privyr — mobile-first, chat-led
  • Best lightweight option: NeerSoft CRM — core job, live in a day

What real estate actually needs from a CRM

Different from most businesses. Be clear before you shop.

Lead capture from portals, automatically. 99acres, MagicBricks, Housing.com, IndiaMART. If your team is retyping leads from a portal notification into a CRM, you have already lost the response-time race. This is the single most important requirement and the one most global CRMs fail.

Speed of first response. Everything above depends on this. The CRM’s job is getting the lead to a human, fast, with the context to be useful.

Mobile. Your agents are at sites, not desks. If the CRM is not genuinely usable on a phone, it will not be used.

Channel partner management. Most Indian brokerages work with channel partners. Tracking who sourced what, and what they are owed, is real work.

Property inventory linked to leads. Which buyer wants which unit, at what budget, in which project.

RERA compliance. If you are a developer, this is not optional.

Long, messy pipelines. A property sale takes months and involves site visits, negotiations, loan approvals and paperwork. Your pipeline needs to handle that without becoming a graveyard of stale leads.

WhatsApp. Most property conversation in India happens there. But be careful what you are buying — see the caution below.

Indicative pricing as of 2026, excluding 18% GST. Portal and RERA capability typically depends on partner configuration rather than out-of-the-box features. Check current pricing before deciding.

1. Zoho CRM — best overall for Indian real estate

Zoho has the most complete real-estate story of any general CRM in India. Partners routinely configure it with 99acres integration, RERA Blueprint enforcement, property inventory management and channel partner tracking. That is not marketing — it is a documented implementation pattern.

Blueprint process automation is genuinely useful here: it enforces that a lead cannot skip from enquiry to booking without a site visit logged. For a business where process discipline decides revenue, that matters.

Pricing: Standard ~₹800/user/month, Professional ~₹1,400, Enterprise ~₹2,400. Annual billing. Free for 3 users. Excludes 18% GST.

Being honest: the real-estate capability comes from configuration, not out of the box. You are buying a platform plus an implementation, and the implementation is where the value is. Budget ₹80,000–₹2.5 lakh for a proper setup — see our Zoho implementation cost guide. DIY it and you will likely join the ~40% who never reach full adoption.

Best for: brokerages and developers with 5+ agents and budget for proper setup.

Disclosure: we are an authorized Zoho partner.

2. LeadSquared — best for high lead volume

LeadSquared is built for exactly this problem. High-velocity sales, hundreds of leads a day, field teams. It understands Indian mobile and GPS requirements better than most platforms — which matters when your agents are moving between sites all day.

If you are running admission-season-style lead spikes during a launch, this is designed for it.

Pricing: from ~₹2,500/user/month.

Being honest: expensive, and heavy for a small brokerage. Buying it for 20 leads a week is overkill.

Best for: developers and large brokerages with genuine lead volume.

3. Kylas — best for growing brokerages

Flat ₹12,999/month, unlimited users. For a brokerage that scales agents in bursts — and most do, around launches — this inverts the cost equation. Going from 8 agents to 30 does not change your bill.

Pune-built, focused on lead management and pipeline. Interestingly, it was founded by the team behind Sell.do, which was itself a real-estate CRM. That heritage shows.

Being honest: below about 12 users, ₹12,999 flat is poor value. Fewer integrations than Zoho, less sophisticated automation.

Best for: brokerages past a dozen agents, or hiring fast.

Disclosure: we partner with Kylas.

4. Privyr — best for solo agents and mobile-first teams

Privyr is built for salespeople who work from a phone and sell over chat rather than email. For an individual property agent, that is precisely the job.

If your reps live in WhatsApp and rarely open a laptop, Privyr fits how they already work rather than fighting it.

Being honest: deliberately narrow. No property inventory management, no channel partner tracking, no deep reporting. It is a mobile lead-response tool, not a brokerage platform.

Best for: solo agents, small teams, mobile-first operations.

Disclosure: we partner with Privyr.

5. NeerSoft CRM — best lightweight option

Ours, so weigh it accordingly.

Core CRM: capture leads, visual pipeline, follow-up reminders, simple automation. Live in about a day, leads import from a spreadsheet, rupee pricing with a GST invoice.

Being honest about the limits: no 99acres integration, no RERA Blueprint, no property inventory module, no channel partner tracking. If you need those — and a serious brokerage does — buy Zoho and have it configured properly.

Where it genuinely fits: a small agency that tried a big CRM, never configured it, and went back to a spreadsheet. Something simple that gets used beats something powerful that does not.

Pricing: see here. Or the CRM for real estate page.

A caution about WhatsApp

Almost every CRM on this list claims WhatsApp integration. In real estate that claim sells, because WhatsApp is how property gets sold in India.

Check exactly what you are buying:

  • Is it native, or does it route through a third-party BSP you pay separately?
  • Which tier unlocks it? Many CRMs gate it above the entry plan.
  • What do messages cost on top? WhatsApp Business API charges per conversation.
  • Is it one number for the team, or per-agent?

The India-specific integrations — WhatsApp BSP ecosystem, 99acres marketplace plugin, IndiaMART API — require genuine local knowledge. Most global CRM partners configure for Western processes and miss these entirely. Ask your partner specifically whether they have done it for a live Indian business.

Which should you actually choose?

Solo agent: Privyr, or Bigin at ~₹400/user/month.

2–5 agents, no budget for setup: NeerSoft CRM, or Zoho’s free tier for 3 users.

5–15 agents, want it done properly: Zoho CRM with a proper implementation. This is the mainstream right answer.

12+ agents, hiring: Kylas. Run the maths — flat beats per-seat around here.

Developer with launch-scale lead volume: LeadSquared.

Need RERA compliance built in: Zoho with Blueprint, configured by someone who has done it before.

The mistake real estate businesses make

Buying a CRM to solve a follow-up problem, then not changing the follow-up process.

The CRM does not call the lead. A person does. If your agents are not calling within minutes, the software will faithfully record that they did not.

The businesses that win with a real-estate CRM use it for one thing above all: getting the lead to the right agent’s phone within seconds of it arriving, with enough context to have a useful conversation. Everything else — reporting, inventory, channel partners — is secondary to that.

We wrote more about the follow-up problem in how real estate businesses use CRM and WhatsApp automation.

The bottom line

For most Indian real-estate businesses with 5+ agents, Zoho CRM properly configured is the right answer — 99acres integration, RERA Blueprint, property inventory, channel partner tracking. Budget for the implementation, because that is where the value lives.

If you are hiring fast, model Kylas. If you are solo and mobile, Privyr. If you are small and every previous CRM died from neglect, buy something simple and use it.

And whatever you buy, measure one thing: how many minutes between the enquiry landing and an agent calling. That number is your business.

Frequently Asked Questions

What is the best CRM for real estate agents in India?

Zoho CRM, properly configured, is the strongest option for Indian brokerages — partners commonly set it up with 99acres integration, RERA Blueprint enforcement, property inventory and channel partner management. At ₹800–₹2,400/user/month it is good value, but the real-estate capability comes from implementation rather than out of the box.

Which CRM integrates with 99acres and MagicBricks?

Zoho CRM supports 99acres marketplace integration when configured by a partner with India-specific experience. LeadSquared also handles Indian portal lead capture well. Most global CRMs do not offer these natively and require middleware or custom development, which is why local partner experience matters more than the software brand.

How much does a real estate CRM cost in India?

Entry options start around ₹400/user/month (Bigin). Zoho CRM runs ₹800–₹2,400/user/month, LeadSquared from ₹2,500/user/month, and Kylas charges ₹12,999/month flat for unlimited agents. All exclude 18% GST. Budget separately for implementation — a proper Zoho real-estate setup runs ₹80,000–₹2.5 lakh.

Do real estate CRMs support WhatsApp in India?

Most claim to, but the quality varies significantly. Check whether it is native or routed through a third-party BSP you pay separately, which tier unlocks it, whether it is one number or per-agent, and what messages cost on top. WhatsApp Business API charges per conversation regardless of your CRM.

What matters most in a real estate CRM?

Speed of first response. A property enquiry that sits for two hours is usually gone, because the buyer messaged four agents and the fastest one gets the site visit. Automatic lead capture from portals and genuine mobile usability matter more than reporting depth, because they are what get the lead to an agent’s phone in seconds.
